Company Evicts Me After Paying N3M and Renovating Apartment — Need Advice

On 20 December 2025, I paid N2.7 million rent plus N700,000 agent fee for a one-room flat. I moved in on 1 January 2026. I spent heavily on renovations: replaced windows and doors, installed burglar guards, added an extension to keep out insects and rain, laid German tiles at the entrance, painted throughout, and more. Yesterday, the sub-lessor (a company) served me a non-renewal notice. They say they need the space back for office use and will not renew my lease. This notice has left me stressed, anxious and uncertain. I invested in this property under a one-year subtenancy agreement. What are my rights as a sub-tenant? How can I challenge this eviction or recover my renovation costs? I welcome any guidance.
